Recently, a home buyer called me to find out how to buy a short sale, he wasn’t sure if he needed to contact the bank directly or if he needed an agent or a broker, so I decided to blog/vlog about it.
So you are wondering about that home around the corner from you is for sale and it’s a short sale, and you want to see it, and maybe buy it. Perhaps you stopped by an open house and you saw it already and you want to make an offer? Well, first of all as a real estate practioner with over twenty years of both real estate and lending experience, I can tell you with absolute certainty you need to contact a real estate broker or an agent who has their license under a licensed broker who is an active member of their real estate board. Just because a person has a real estate license doesn’t mean they are qualified to help you. You must be an active memmber in good standing with the real estate board so that they can access the multiple listing service and view the private remarks which is exclusive to active member of the real estate board.
What are private remarks in the MLS (multiple listing service)? This is the inside information which has instructions from the bank, combination codes, and other specific information which is critical to the transaction. Not even the bank can view this, in fact the broker forwards a copy of the listing once they post it on the MLS so the bank sees the private remarks, and that they reflect the wishes of that lender.

On New Years eve I was at Trader Joe’s picking up fresh flowers and a few last minutes items for my yearly New Year’s Eve party and as I left I noticed to my right twinkling lights, dancing flames and a new restaraunt! RED TABLE and wouldn’t you know it as I made a comment about it to the couple next to me they said it was great! Steve and Debbie recently visited RED TABLE for lunch and had A”STUPID FRIES” for an appetizer and  Hamburgers. They said the Stupid Fries where fantastic, and huge. In fact they only had one because they were so big. They also forewarned you better have a palate that craves and loves a lot of heat because these bad boys are HOT HOT HOT and they mean hot as in SPICY! Steve and Debbie said they will be back to try Red Table out for Dinner. Debbie said ” the RED TABLE is beautifully decorated I really like the decor and it’ just a really pretty and a nice environment., She said,’Stoopid fries are the hottest fries I have had in my life”!
Steve said “in the booth behind us there were four people, they had ordered them a week or so before, and they could not finish them”
Debbie also said, “not for the meek”

In Huntington Beach we have Burms. During the winter the temperature can drop to 40 degrees. The tide rises so the city and the state plow the sound into a mountain shape to form a 5-8foot barrier. During the day the waves recede, but at high tide the water rises and the burms serve as a barrier to protect the beach front homes.
